Choosing the right mortgage can feel overwhelming, especially with multiple loan options available. Four of the most common loan types are VA, FHA, Conventional, and USDA (Rural Development) loans. Each serves a different type of buyer. Here’s a clear breakdown to help you decide which may be right for you.


VA Loans

Best for: Eligible veterans, active-duty service members, and some surviving spouses

Key benefits:

  • 0% down payment in most cases

  • No private mortgage insurance (PMI)

  • Competitive interest rates

  • Limited closing costs

Things to know:
VA loans require a Certificate of Eligibility (COE) and the home must meet VA property standards focused on safety and livability.


FHA Loans

Best for: First-time buyers or buyers with lower credit scores

Key benefits:

  • Low down payment (3.5%)

  • More flexible credit requirements

  • Allows higher debt-to-income ratios

Things to know:
